Montebello II is one of the few developments in Whistler where you will find a variety of opportunities for ownership. The fractional ownership/quartershare concept is no longer new; and, Montebello II has a proven record of increasing property values. Whistler’s magnificent surroundings and the beauty of our homes have proven to be a good match.
In this section we provide a brief description of the ownership types. Whatever is the type of ownership in place when you purchase your unit from another owner, that is the type of ownership you will hold. So you will want to ask when you are considering a purchase.
1/4 SHARE OWNERSHIP
The ¼ share concept creates an opportunity for ownership in a luxury rental property/vacation home at a reasonable price. Each 1/4 share gives the owner 13 weeks per year of use. The calendar works on a rotating basis so the major holidays are experienced by each 1/4 share owner every fourth year. Many owners hold more than one 1/4 share in the same unit, expanding their use flexibility.
All fractionally owned homes are part of the Owner’s Corporation. The members/owners elect a Board of Directors who work closely with a hired management company to ensure that their homes' INTERIOR is maintained at the highest possible standards. This is also known as "full management," designed so the distant owner has no worries about their unit, other than booking their time. The costs to run the home is shared equally among the 4 quarters; including Strata fees, furniture replacement and repair and maintenance and management fees. In addition, each individual owner pays for the cleaning cost associated with the time period they own (if the unit is used)
FULL OWNERSHIP
There are three different flavors of full ownership. In all cases the owner is responsible for 100% of the costs of maintaining their unit. The primary advantage of holding title as four 1/4 shares is the ability to re-sell as a 1/4 share.

Owner pays all of their own bills, including Strata fees and taxes and arranges and pays for all interior maintenance, including furniture and fixtures. Owners of units held in this fashion are not members of the Owners Corporation.

Treated like a fractional owner in that bills, including Strata fees and taxes, are paid by the Owners Corporation, but interior maintenance, including furniture and fixtures, is the responsibility of the indivdual owner to arrange and pay for.

Just like 1/4 share ownership described above - all bills and all interior maintenance is managed by the Owners Corporation.

ALL OWNERS
Regardless of the various portions of ownership all homeowners participate in the Strata which is governed by By Laws. The Strata Council is elected by the ownership and entrusted to ensure the EXTERIOR appearance of the homes is maintained to high standards to improve the quality of our experience at Montebello and increase the value of our investment. The council hires a strata management company to help manage these operations.
